Selling a home in today’s Central New Jersey Housing Market is a challenge. Factors such as how and where to price your home in the market need to be considered.  Price it above the market and you will be for sale for a long time.  Price it below the market and you leave money on the table.  The good news is there are a few things you can do to help alleviate this problem if you shoose to go as a for sale by owner.

The first part is to be realistic about the price you want to get.  Unless you really do have $50,000 more house than the neighbors you need to consider coming in at a price that will attract buyers. All home buyers recognize value when they are looking into a new home.  Leave yourself some room for negotiation.

One way to determine your home price is to go to open houses and look online to see what others are asking for similar properties.  Then price your home a little below that to attract interest.

A home that is well maintained is always going to attract more interest.  Take the time and effort to take care of any maintenance issues you find. Home buyers like to believe they will keep the home they buy in great shape but seldom want to get it into shape on their time and money.

Consider a storage locker for seasonal items.  It will give you home a bigger feel and a reason for you to start packing up things since you are moving anyway.
